90% of first month’s rent incl VAT (75% + VAT)

- Advice on property preparation, compliance issues and lettings market
- Full tenant referencing including detailed credit, employment, and previous landlord reference checks
- Tenant matching database
- Accompanied viewings
- Tenancy sign up and right to rent checks
- Tenant check in and alarm tests on commencement of tenancy
- DPS deposit registration
- Collection of first month’s rent and security deposit
RENT COLLECTION SERVICE
12% of monthly rent incl VAT (10% + VAT)
To Include:
- Property marketing including internal and external photography
- Advice on property preparation, compliance issues and lettings market
- Full tenant referencing including detailed credit, employment, and previous landlord reference checks
- Tenant matching database
- Accompanied viewings
- Tenancy sign up and Right to Rent checks
- Tenant check in and alarm tests on commencement of tenancy
- DPS deposit registration
- Collection of first month’s rent and security deposit
- Rent collection and arrears management
- Landlord income and expenditure statements
FULLY MANAGED SERVICE
15% of the monthly rent incl VAT (12.5% + VAT)
To Include:
- Property marketing including internal and external photography
- Advice on property preparation, compliance issues and lettings market
- Full tenant referencing including detailed credit, employment, and previous landlord reference checks
- Tenant matching database
- Accompanied viewings
- Tenancy sign up and right to rent checks
- Tenant check in and alarm tests on commencement of tenancy
- DPS deposit registration
- Collection of first month’s rent and security deposit
- Rent collection and arrears management
- Landlord income and expenditure statements
- Property check out upon end of tenancy
- Advice on, and negotiation of, any potential deposit deductions and disputes
- Property visits/inspections
- Maintenance/repair support and organisation including safety certificates
Potential additional costs:
- Energy Performance Certificate (EPC) approx. £90 inc VAT
- Gas safety inspection and certificate approx. £90 inc VAT (dependant on number of appliances tested and whether boiler is serviced)
- Electrical Installation and Condition Report (EICR) approx. £150 inc VAT (dependant on number of circuits and age of installation)
- Professional photographic inventory (optional but recommended) approx. £180 inc VAT
- Preparation of a legally binding tenancy agreement £80 inc VAT
- Rent and Legal Cover/Rent guarantee insurance £subject to quotation
